These are the terms a stay with us is booked on. They are written to be read once, plainly, rather than to be argued over later. If anything here does not match what you were told, tell us and we will sort it out.
Eirene Retreats, a group of private homes in Rishikesh, Uttarakhand. When you book directly with us, your agreement is with us. When you book through Airbnb, that platform's terms also apply to the booking and, where they differ, theirs govern what the platform itself controls.
An enquiry is not a booking. A booking exists once we have confirmed it to you in writing, by email, with the home, the dates and the amount. Until that email arrives, the dates are not held for you.
Where an advance is asked for to hold dates, the dates are held once it reaches us. The confirmation email is the record of what was agreed, and it is the thing to keep.
Check-in is from 3pm and check-out is by 11am. These are the same across every home.
If you need to arrive earlier or leave later, ask. We will usually try, and it depends entirely on whether anyone is in the home either side of you. An early arrival or a late departure is only yours once we have said yes to it.
Each home sleeps a set number, between three and ten depending on which one you book, and the number is shown on that home's page. That figure is the limit, not a guide: it is what the beds, the water and the safety of the house are set up for.
If your group grows after you book, tell us before you arrive. We can often move you to a home that fits. Turning up with more people than the home takes is the one thing that can leave us unable to host you at all.
These are private homes in residential surroundings rather than a hotel, and they are shared with neighbours. We ask you to keep noise reasonable at night, to treat the house and the things in it as you would your own, and not to hold an event or a party in a home without agreeing it with us first.
Smoking is outside only. Pets only where we have agreed to them in advance for that home. If something breaks or stops working, please tell us while you are there rather than after you leave, so we can actually fix it for you.
Ordinary wear is expected and is never charged for. Damage beyond that, or something missing, is the responsibility of the guest who booked, and we will show you what it was and what it cost rather than simply presenting a figure.

Roads here close, weather turns, and occasionally an authority orders something shut. Where something genuinely beyond our control makes a stay impossible, we will talk to you about moving the dates or refunding, and we will not simply keep the money and call it force majeure.
We are responsible for providing the home as described and for the standard of care you would expect from us. We are not responsible for belongings left behind, for activities you arrange yourself with third parties, or for losses that were not a reasonably foreseeable result of something we did. Nothing here limits any responsibility that cannot lawfully be limited.
What we collect and why is set out in the privacy policy. If you have asked us to stop sending you anything promotional, that choice is honoured and it never affects emails about a booking you have made.
These terms are governed by the law of India, and the courts at Rishikesh, Uttarakhand have jurisdiction over any dispute arising from a stay.
If what we do changes, this page changes with it, and the date at the top will say when. The terms that apply to a booking are the ones in force when that booking was confirmed.
