Plans change. If yours have, tell us as early as you can and we will sort it out properly. This page explains how to cancel, what happens after you do, and how any money coming back to you is confirmed and paid.
Reply to your booking confirmation email, or send us a message. Either is enough. Please include the name the booking is in and the dates, so we can find it straight away.

A cancellation counts from the moment we receive your message, not from when we reply. If you send it late at night, it is still that night.
We confirm every cancellation in writing by email. That email states the dates being released and the exact amount being refunded, so there is a written record on both sides and you are never left guessing what is coming back.
If you have cancelled and not received that email, assume it has not reached us and call. We would rather hear from you twice than have a booking sitting open that you believe is closed.
It depends on how far ahead of your arrival you tell us, and there are three windows.
The advance counts toward what is refunded above rather than sitting outside it: if you cancel more than 7 days ahead you get the advance back too, and inside 7 days the half that comes back is half of everything you paid, advance included.
The window is counted from when your message reaches us, not from when we reply. The exact amount is always set out in your cancellation email, so there is a written record of it on both sides.
Refunds are paid back to the same card, account or method the payment came from. We cannot redirect a refund to a different account, which is a rule of the payment system rather than ours.
If you booked through Airbnb, Airbnb's cancellation policy for that listing applies and Airbnb handles the refund. Cancel through Airbnb rather than by writing to us, or the cancellation will not register on their side. We can help if something looks wrong, but we cannot release money Airbnb is holding.
If you would rather move your stay than cancel it, ask. We will always look at what is free before treating it as a cancellation, and moving dates is usually easier for everyone than unwinding a booking and making a new one.
This is rare and we take it seriously. If we cancel a confirmed booking for any reason of ours, you receive a full refund of everything you have paid us, including any advance. If there is time and you would like us to, we will also help you find somewhere else.
Where something outside anyone's control makes the stay impossible, such as a road closure, a flood or an order from the authorities, we will talk to you about moving the dates or refunding, and we will not simply keep the money and call it force majeure.
If you do not arrive and have not told us, that is the third window above: nothing is refunded. Telling us, even late on the day, is always better than not telling us.
Leaving earlier than planned is a different thing and is not covered by the three windows, which are about cancelling before you arrive. Tell us at the time: nights already spent are never refundable, and we will confirm anything else in writing rather than leaving you to guess.
If you think a refund is incorrect or has not arrived, write to us with the booking name and dates and we will look at it ourselves rather than sending you round a system. A refund that has left us can still take a few working days to appear on your statement, depending on your bank.
If what we do changes, this page changes with it, and the date at the top will say when. The terms that apply to a booking are the ones in force when that booking was confirmed.
